Charles lost everything in the depression from gambling and drinking.

His family moved to Lindsay and he started a new Brick yard and supplied the brick for many homes in Lindsay, also tile. He lived in the white brick residence near Lindsay, purchased previously from Sam Fox by his father David in 1911, along with the brick yards at R.R. 4 Lindsay, which Charles operated until his death in 1934 (from a fall down the stairs in the front hall). He died shortly after his wife Laura who also died in the same year.

He had built many small frame homes on the property near the brick works for workers and their families. Many of these families had the same family name "Carley".

Charles' wife's maiden name was Billings and there are Wagstaff and Billings Avenues or streets in east End Toronto. Their home in Lindsay eventually became the home of Lester (Wagstaff) and his family (circa 1940) who took over the business. Lester's son David would later turn the old homestead into apartments which are rented. All around are "module homes" called the "Estate".

The Riverside Trailer Park is down by the Scugog River where there is a beach, a store and pool, a wooded area of mainly maple trees (beautiful in October) and a children's play ground and recreation building. David's children, Susan & Scott with wife Penny and their 4 children all work together to run the business.

Charles married Laura Jessie Billings, daughter of Robert Jesse Billings and Elizabeth Jane Price, on 7 Sep 1892 in 138 Leslie Street, Toronto, Ontario. (Laura Jessie Billings was born on 19 Mar 1874 in Toronto, Ontario, died on 31 May 1934 in RR#4 Lindsay, Victoria County, Ontario and was buried in Riverside Cemetery, Lindsay, Ontario.) The cause of her death was Myocardial Failure.
